Site Visit 16.08.13

 WC waste has been fitted and diverted to existing stack at high level in ground floor corridor.

 Gas pipes have been capped off. Brentwood School to produce method statement for CDMC.

 
 Basin and shower waste has been dropped below joists to avoid notching. Boxing/false ceiling to doorway lobby to be fitted after construction of staircase perimeter wall.

 Waste diverted to main stack via high level drop to corridor. CVA to instruct relocation of light fitting.

 Rodding access at stack connection. Boxing to have removable panel to provide access.
 
 Kitchen cold water feed has been traced and confirmed to be separate from bathroom feeds.

 Beam cut to allow access to level 1. Timber cut by hand with approximately 1 hour per cut. 

50mm retained in situ for future investigation of structure. Conservation to advise on treatment of exposed timber.

 Portion of beam retained for conservation officer to inspection and retention.

Site Visit 14.08.13

 Electrical boxing in to bedroom has been opened up - to be retained as part of contract.

 Radiator pipes are being installed to ground floor accommodation.


Staircase has been retained to provide site access.

Timber paneling is being protected as per the conditions from the conservation officer.


Loose plaster has been removed on the rear surface of the masonry hearth at first floor level. CVA to schedule plastering repairs.


Where partitions have been removed at Level 1 coridoor, walls are to be made good. Plaster to surrounding walls is intact.


Plaster repairs required where kitchen tiling has been removed.


Ventilator to ground floor bedroom is visible where floorboards have been opened up. Radiator pipes are being fitted.


Beam above flat entrance to remain exposed after entrance partitions are installed.


B&H to set out area of ceiling to be removed.


Decorative trims to beam have been removed to allow staircase trimmer to be installed. Plasterboard to be repaired and replaced where required.



Timber structure to entrance surround has been exposed where stud partition has been removed.


Ceiling and floorboards opened up to reveal proposed stair landing point


Column terminates below floorboards at stair landing point


CVA propose to remove plastering to north staircase wall at Level 1 to reduce partition thickness and create even finish to align new level 0 partition.

13.08.13 Mortise & Tenon Joint Inspection

The stud partition and ceilings have been removed in preparation for the installation of the stair.


Closer inspection of the beam showed that the sides and top perimeter of the beam are butted up to the column and do not have recessed shoulders as might be expected if this were a loose mortice & tenon joint. The slight gap between these beam perimeters and column suggests that these are in fact the edges to the shoulder of the tenon and that the joint is in already in place.

In addition to this, the recess to underside of the beam appeared to be unevenly notched, suggesting a portion the timber had been removed whilst the beam was in situ.

Site Visit 08.08.13

 Gas pipe to Level 1 kitchen area requires removal.


 Ditto - gas is fed from ground floor and runs west to east within the ceiling joists to the neighboring flat.


 Joists run north to south under proposed bathroom area. Shower & basin pipework to be dropped below joists in boxing in to entrance lobby.


Opening up shows large beam runs across area below proposed WC location.


Opening up shows masonry wall below WC waste location prevents drop down to corridor below. CVA propose extending waste to north to drop within boxing in to proposed corridor.


 110mm waste pipe plus 12mm plasterboard boxing leaves corridor width of 930mm


 Partition to existing bathroom has been removed to open up corridor


 Boxing in to extractor fan has been opened up during partition removal


 Kitchen fittings have been removed. School has requested to retain cooker and washing machine. B&H have relocated appliances temporarily.


 Boxing in to ground floor corridor has been opened up to reveal kitchen stack and WC stack respectively. Both stacks to be reused.


Boxing in to bathroom wastes to be located above doorway. Light fitting to be relocated.

Site Visit 01.08.13

 Opening up works to beam over proposed stair have been completed to allow HRW to make proposals for the treatment of the structure.

 Opening up works to partition to entrance door have revealed a metal stud wall without any original timber posts.

A trial pit has revealed lose earth below a layer of concrete. Foundations to new load bearing wall to be either fed under concrete or laid after concrete is broken up.
